I rent my spaces year-round. Resident agreements are for 12 months with a 3-month notice period. Residents can decide at any time to give their notice, which gives me 3 months to find a new resident. With this system, my premises are generally re-let before being vacated, which means that it is extremely rare for a space to be available when you contact me... but nothing is impossible!
Especially when I have a resident who wants to leave their space quickly and I have a buyer with an immediate need, in this case, we shorten the notice period by 3 months by mutual agreement.
The building is 500m2 on 2 levels, the ground floor is dedicated to recording studios and the 1st floor to offices.
Offices range from 25 to 200m2 if you wish to rent the entire space. There are four semi-private offices of 25m2 on a single 100m2 floor + two closed offices of 20 and 30m2 + one private office of 40m2 with a separate entrance.
The common areas are approximately 100m2 between the relaxation areas, the equipped kitchen, the corridors and the bathrooms.
The studios range from 10 to 60m2, most are simple rooms without recording booths except for the 2 largest studios which have recording rooms of 10, 20 or 40m2 respectively depending on the configuration.
The prices for the different spaces are based on their surface area in proportion to the entire building and common areas.
For the smallest studios, expect to pay from €850 per month,
for smaller offices, from €1,000 per month.
These prices are exclusive of VAT and inclusive of all charges, which include electricity, internet, usufruct of common areas and weekly cleaning for offices; studios are only accessible to their residents. VAT is 20%. A studio costs more than an office because of the soundproofing, which takes up more floor space.
The offices are air-conditioned, the studios are ventilated with a double-flow CMV, all the premises are accessible 24/7
A security deposit equivalent to 3 months' rent is required before moving into the premises. Please let me know your comments and possibilities; I am flexible on this point.

Following this interview we will arrange a meeting at your convenience, then I will send you a confirmation by SMS, this can even be done during the day when possible.
A visit takes from 10 to 30 minutes depending on what interests you and the questions you have to ask me, which I will be happy to answer.
If a space suits you and we agree on the terms of occupation, depending on the operating method that suits you, individual, association, company or grouping of several entities, you provide me with the corresponding contact details and I will prepare an agreement for you setting out our agreements.
You proofread it, we discuss it again if you need additional details, then we sign, you make the first transfer and we then carry out an inventory, hand over the keys and you move in immediately.
Subsequently, you can give your notice whenever you wish, conversely you can renew our agreements indefinitely, I always give priority to residents already installed which means that you can plan for a permanent installation.
